Why is the total higher than the price I was quoted?
Because the price is only part of it. Stamp duty and registration are statutory, an independent title review is money well spent on a builder floor, and most floors need some work before anyone moves in. Those add up to a meaningful share of the purchase, and they are payable in cash rather than through a loan.
Why does stamp duty change with who is buying?
Several NCR states charge a lower rate where the buyer is a woman, or where a purchase is joint. It is a statutory rate rather than anything negotiated, and on a builder floor the difference is usually lakhs — so it is worth settling who will be on the deed before the agreement is drawn.
Does FlatsFloors charge brokerage?
No. Brokerage shows as zero here unless you tell the calculator you are paying it elsewhere, which some buyers are. If you are working with an agent outside FlatsFloors, add it so the total reflects what you will actually spend.
Are these figures a valuation?
No. The calculator applies published rates and stated assumptions to a figure you supply. It does not value a property, and it is not a quote. Confirm the rates with your lawyer and the loan terms with your lender before you commit to anything.
Why not show me average prices for a locality?
Because we do not publish an average we cannot stand behind. A price range appears on this site only where a dated, sufficiently sized sample of publishable inventory exists. Everywhere else we would rather say nothing than quote a number somebody made up.
Costing a purchase is one half of the decision. The other is whether the floor is what it claims to be — how we verify a floor sets out the sixteen checks and what each one proves.
