We publish the checks, the weights and the arithmetic. If we cannot explain a number, we do not show it.
The sixteen checks
A verification executive works through these in order. Each one is recorded individually with evidence and a date, and the badges on a listing are derived from which passed — nobody can type “fully verified” by hand.

Price confidence
How it is built
- 1. Find comparable floors — same locality, same intent, similar size and configuration, listed within twelve months. Same block first.
- 2. Take the median price per square foot of that set.
- 3. Adjust it for this specific floor: level, terrace rights on the top floor, lift, covered parking, corner, park frontage, road width, age, condition, tenure and registry status.
- 4. Compare the asking price against that adjusted expectation.

None of this is a valuation. Asking prices are not transaction prices, and a thin comparable set can be wrong in either direction. Commission an independent valuation and an independent title search before you commit money.
Frequently asked questions
Why five verification labels instead of one badge?
Because one badge is a lie by omission. A listing where we have confirmed the owner's identity but never seen the registry is not the same as one we have inspected on site with the title read. Naming each check lets you decide what you need before you spend a Saturday on a site visit.
Does a high Floor Intelligence Score mean I should buy?
No. It means the recorded facts about that floor score well against our weighting. If you do not care about privacy and care enormously about parking, our weighting is wrong for you — which is why every component is published with its reasons, so you can reweight it yourself.
Is the price confidence band a valuation?
No, and we will not present it as one. It compares an asking price against genuinely comparable floors nearby, adjusted for floor level, lift, parking, corner position, park frontage, road width, age and tenure. Below three comparable floors we report insufficient data rather than guessing.
What happens if a listing turns out to be wrong?
Report it from the listing page. We verify within 24 hours and either correct the record or take the listing down. Repeated bad listings cost an agent or builder their ability to list with us.
How fresh is the inventory?
Every listing carries the date its availability was last confirmed with the seller, shown on the card. Listings that go unconfirmed are demoted in search and eventually expire.
