Disclaimer

We publish scores, price bands and cost estimates with some confidence, so it is only fair to be precise about where each of them stops. This page says what our figures are built from and what they cannot tell you.

FlatsFloors is a listing and property-intelligence platform. We are not a party to any transaction, not a broker on either side of it, and not an agent of any owner, builder or buyer unless a separate written mandate says otherwise.

Everything published here — descriptions, measurements, photographs, scores, prices and cost estimates — is provided for information. It is not an offer, an invitation to offer, or a representation on which you should rely without your own verification.

Listing information

Listing content originates with the owner, builder or agent who posted it. We check what we can and label what we have checked, but we do not author the underlying facts and cannot guarantee them.

Availability and price change faster than any platform can track. A listing shown as available may have been sold or let since it was last confirmed. Always reconfirm both before you travel to a viewing or make a commitment.

  • Carpet, built-up and super built-up areas are as declared unless a measurement check is shown as passed.
  • Floor plans are indicative. They are not to scale and are not a substitute for the sanctioned plan.
  • Photographs marked representative show a comparable floor, not the specific one advertised, and are labelled as such on the page.

What verification does and does not mean

Our badges record that a specific check passed against specific evidence on a specific date. That is all they record. A badge is not a warranty of title, of structural soundness, or of the seller's ability to complete a sale.

Checks age. Evidence that was accurate when collected may not be accurate today, which is why every badge carries the date it was last evidenced. Where a check has not been performed we say so rather than leaving it blank.

A document check confirms that a document was produced and appears internally consistent. It is not a title search, and it is not a legal opinion on marketability. Only a property lawyer acting for you can give you that.

Floor Intelligence Score

The score is a weighted model built from attributes we hold about the plot, the building and the floor. It is a comparison aid between floors on this platform, and it is nothing more than that.

It is not a valuation, an investment recommendation, or a prediction of resale or rental performance. Two floors with the same score can suit very different buyers, which is why every component is shown with its own reasons — read those, not just the total.

Components fall back to a neutral position where data is missing, so a score built on thin data will look ordinary rather than bad. The breakdown states which components were derived from incomplete data.

Price analysis and confidence bands

Price positioning compares an asking price against recent comparable listings in the same locality. Comparables are listings, not registered transactions, so they reflect what sellers ask rather than what buyers paid.

Where we hold fewer than three usable comparables we report insufficient data and show no band. We would rather show nothing than a figure built on two points.

A price shown as above or below the local pattern is an observation about the sample, not a judgement about whether the floor is worth the money. Location advantages, condition, rights and timing all legitimately move a price outside the band.

True acquisition cost

The acquisition cost estimate applies published stamp duty and registration rates for the relevant state and buyer profile, plus typical allowances for legal fees, brokerage, and condition-based renovation.

Rates change, and the rate that applies is the one in force on your registration date, at the circle rate the sub-registrar assesses — which may exceed your agreed price. Renovation allowances are locality averages, not a quotation.

Treat the figure as a budgeting starting point. Confirm the actual duty with the relevant revenue department or your lawyer before you commit funds.

Maps, locations and travel times

Map pins are placed at plot level from address data and may be approximate. Where an exact location is withheld at the owner's request, the pin shows the locality rather than the plot, and the page says so.

Distances and travel times to landmarks, metro stations and schools are indicative and do not account for traffic, access restrictions or route changes.

Third parties and services

Where we introduce you to an inspector, lawyer, lender, contractor or manager, your contract is with that provider and their terms govern the work. We introduce; we do not perform the service and we do not underwrite its outcome.

We disclose on the relevant page where we receive a referral fee. A fee never affects whether a listing appears, or where it ranks.
