What FlatsFloors is

FlatsFloors is an information and introduction platform for independent builder floors in Delhi NCR. We publish property records, verify what we reasonably can, and connect interested buyers and tenants with the people responsible for those floors.

We are not a party to any transaction. We do not act as your agent, we do not hold money, and we are not a broker for either side unless a separate written mandate says otherwise.

What our scores and price bands mean

This deserves stating plainly, because it is the part most likely to be misread.

The Floor Intelligence Score is a weighted summary of facts recorded about a floor. It is an opinion expressed as a number, published with its full working so you can disagree with it. It is not advice and not a recommendation to buy.

The price confidence band compares an asking price against genuinely comparable listings nearby, adjusted for floor level, lift, parking, plot and tenure. It is built from asking prices, not registry data. It is not a valuation, and nothing on this site should be treated as one.

The True Acquisition Cost figure is an estimate using current published stamp duty and registration rates and generic assumptions about brokerage, legal review and renovation. Rates change, circle rates vary, and lenders differ. Confirm every figure with your lawyer and lender before committing money.

Where there are too few comparable floors to say anything useful, we say so rather than producing a number. Treat 'insufficient data' as an honest answer, not a gap.

What verification does and does not mean

Our verification labels each describe one specific check completed by our team on a stated date. 'Document checked' means a person read the documents we were given. 'Site inspected' means someone stood in the floor.

Verification is not a title guarantee, a structural survey, or a substitute for your own legal due diligence. It reduces the chance of an obviously wrong listing; it does not transfer risk to us. Commission an independent title search and, where the purchase warrants it, a structural inspection.

A floor with no badges is not necessarily a bad floor. It is a floor we have not yet checked, and we would rather say that than imply otherwise.

If you list a floor

By listing, you confirm the following. These are the terms on which we are able to publish anything at all.

  • You own the floor, or you have the owner's authority to advertise it, and you will provide evidence of that authority on request.
  • Everything you state is true to the best of your knowledge — particularly the rights that come with the floor. Overstating terrace, parking, entry or land-share rights is the fastest way to lose a buyer at the paperwork stage, and it is grounds for us to remove the listing.
  • Photographs are of the floor being advertised, taken recently, and you have the right to use them.
  • You will tell us promptly when the floor is sold, rented or withdrawn, and you will reconfirm availability when we ask.
  • You will not list the same floor more than once, or list a floor you do not have a live mandate for.

What we may do

We may decline to publish a listing, unpublish one, or remove an account, without being obliged to explain commercial reasoning. In practice we do this for unverifiable ownership, repeated stale inventory, duplicate listings and misrepresented rights.

We may correct obvious factual errors in a published record, and will note when we have.

Ranking is editorial and is not for sale. Paid placement, where it exists, is labelled as such.

Limits of our responsibility

Property information is supplied by owners, builders and agents. We check what we reasonably can and are transparent about what we have not checked, but we cannot warrant that every published fact is accurate or current.

To the extent permitted by law, we are not liable for losses arising from a transaction you enter into, from a decision made in reliance on a score or price band, or from the conduct of any owner, builder, agent or service partner introduced through the platform.

Nothing here excludes liability for fraud or for anything that cannot lawfully be excluded.

Optional paid services

Some services — inspection, legal due diligence, professional photography, registration assistance — may be offered directly or through partners. Where a partner delivers the service, the contract for that service is between you and them, and their terms apply.

Any fee is stated before you commit to it. Browsing, enquiring, listing as an owner and having a listing verified are free.

Governing law

These terms are governed by the laws of India. The courts at Delhi have exclusive jurisdiction over any dispute.
