The parts of a purchase you should not do alone

Everything on FlatsFloors — browsing, enquiring, listing, verification — is free. These are separate, paid, entirely optional, and priced before you commit. We take a referral fee on some of them, and we say so on the page rather than in a footnote.

Independent inspection

From ₹8,000

A surveyor walks the floor and the building: structure, damp, electricals, water pressure, lift condition and the state of the common areas you will be sharing responsibility for. You get a written report, not a verbal opinion.

Why it matters here: There is no association to inherit a problem from. Whatever is wrong becomes yours on day one.

Title due diligence

From ₹25,000

A property lawyer reads the chain of title, the sanctioned plan against what stands, the undivided land share stated in the draft deed, and any encumbrance on the plot. You get a written opinion naming the risks.

Why it matters here: The single most expensive mistake in a builder-floor purchase is a clean-looking floor on unclean title.

Home loan introduction

No fee to you

We introduce you to lenders who actually write against independent floors, with the property record already assembled. Lenders are more conservative here than on society flats, so a complete file matters.

Why it matters here: Declines usually come from deviations against the sanctioned plan or an unstated land share — both visible before you apply.

Registration assistance

From ₹15,000

Stamp duty calculation at the correct circle rate, e-stamping, appointment booking, and someone with you at the sub-registrar's office. Delhi, Gurugram, Noida, Faridabad and Ghaziabad each work differently.

Why it matters here: Rates and process differ by state and by buyer profile — a female buyer in Delhi pays 4%, in Haryana 5%.

Renovation and interiors

Quoted per floor

Introductions to contractors who work on independent floors specifically, with a scope and a price agreed before work starts. Our acquisition cost estimate already carries a condition-based renovation figure — this is how you replace it with a real quote.

Why it matters here: A floor in 'needs work' condition typically carries ₹1,200 per sq ft of work. Knowing the real number changes what you should offer.

Rental and property management

From 5% of rent

Tenant search, agreement, police verification, rent collection and maintenance coordination — useful if you are buying to let, or holding a floor from another city.

Why it matters here: Independent floors have no society office to handle any of this on your behalf.

Where a partner delivers the service, your contract is with them and their terms apply. We introduce, we do not perform the work, and we never make a service a condition of using the platform.
