The market here
Punjabi Bagh is the largest builder-floor market in West Delhi, split between the West and East halves with the Club Road spine running through it. Plots are large by West Delhi standards, commonly 300 to 600 square yards, and the colony has a strong tradition of owner-occupied redevelopment: families rebuild and retain one or two floors, selling the rest. That produces good construction quality and, unusually, a high proportion of sellers who are also neighbours. Ring Road and the Punjabi Bagh metro put central Delhi within reach, and pricing sits well below comparable South Delhi stock.
What works
Large plots at materially lower prices than South Delhi. Wide roads, especially around Club Road. Strong owner-redeveloper culture producing good build quality. Rapid metro and Ring Road access.
What to watch
Traffic congestion on the arterial roads. Retail and dining are weaker than South Delhi. Some East Punjabi Bagh lanes are considerably narrower than the West side.

Punjabi Bagh — common questions
Is West Punjabi Bagh better than East Punjabi Bagh?
West Punjabi Bagh generally carries wider roads, larger plots and higher pricing. East Punjabi Bagh is more affordable but includes narrower lanes where parking and approach are tighter.
How much cheaper is Punjabi Bagh than South Delhi?
Per square foot, Punjabi Bagh typically transacts at roughly a quarter to a third below Greater Kailash 1 for comparable construction, which is why larger floors are within reach at the same total budget.
