Renting out an independent floor: yields, tenants and what it costs to hold
What builder floors actually yield in Delhi NCR, why they let differently from society flats, and the running costs that do not appear in the headline number.
What the yield looks like
Gross rental yields on residential property in the established Delhi NCR colonies run at roughly two to three and a half per cent, and independent floors sit inside that range rather than above it. Anyone quoting substantially more is either including capital appreciation or talking about a different asset class.
The reason to own one is rarely the yield. It is the land share, the control, and the absence of a management committee.
Why they let differently from society flats
An independent floor appeals to a narrower and generally better-paying tenant: families who want their own entrance, no shared lobby, and somewhere to park without a sticker.
What it does not offer is a gym, a pool, security at a gate, or someone to call when the lift stops. Tenants who want those will take a society flat and are not your market. Positioning the floor for the tenant who actively wants what it is fills it faster than competing on price with a gated complex.
The costs that are not in the headline
Yield quoted on rent alone is always flattering. What actually comes out:
- Vacancy between tenants, realistically three to six weeks a year on average.
- Maintenance, which on an independent floor is entirely yours — there is no sinking fund and no association.
- Property tax.
- Management, if you are not in the city, at around five per cent of rent.
- Brokerage on each new letting, commonly a month's rent.
Net of those, a headline three per cent becomes something closer to two.
The paperwork that protects you
Registered rent agreement rather than an eleven-month unregistered one where the value warrants it. Police verification of the tenant, which is a legal requirement in Delhi and routinely skipped. A written inventory with photographs at handover, and a security deposit that reflects the standard in your locality — commonly two to three months in Delhi, and substantially higher in parts of Gurugram.
None of this is exciting and all of it is what decides how a disagreement ends.
Frequently asked questions
Do builder floors rent for more than society flats?
Comparable sizes rent for broadly similar amounts, sometimes a little more where there is private entry and parking. The bigger difference is who you attract rather than what you get.
Is police verification of tenants actually required?
Yes, in Delhi it is required, and it is frequently skipped. It costs very little and it matters a great deal if anything goes wrong.
