Buying a builder floor in Safdarjung Enclave

Central South Delhi at a mid-market rate, with the best hospital and university access in the city. Who that actually matters to.

What Safdarjung Enclave is

Safdarjung Enclave sits in the middle of South Delhi with unusually good access to the AIIMS and Green Park side of the city, and it trades at a rate well below the top colonies — around ₹25,700 per square foot across our live inventory.

It is an older, denser layout than Vasant Vihar, and the stock is mixed: some fully redeveloped stilt-plus-four buildings, some older construction that has not been rebuilt. That mix is the single most important thing to understand before buying here.

Why the location matters to specific buyers

Proximity to major hospitals and to the university belt gives this colony a buyer and tenant profile that other South Delhi colonies do not have: medical professionals, academics, and families who want to be near both.

If you are one of those, the location is worth more to you than the market prices it at, which is a genuinely good position to buy from. If you are not, you are paying for an advantage you will not use, and there are comparable colonies where the same money buys more space.

What to check here specifically

The mixed stock makes age and construction the first question rather than the last.

  • Was this building rebuilt, and when? The difference between 2018 construction and 1980s construction that has been repainted is enormous and not always obvious on a viewing.
  • If it has not been rebuilt, check the electricals, the plumbing runs and the structure properly, with a surveyor.
  • Lift and power backup, which are standard in rebuilt stock and often absent in older buildings.
  • Road width and parking, both of which are tighter here than in the newer colonies.
  • Condition, priced honestly. A floor needing work discounts at roughly ₹1,200 per square foot of remediation, and here that is a live consideration rather than a theoretical one.

The honest downsides

Density. Roads are narrower, parking is tighter and the colony is busier than the newer South Delhi layouts.

The mixed stock also means more variation in what you are buying: two floors at similar prices on the same street can be twenty years apart in construction, and only one of them is a straightforward purchase.

Who it genuinely suits

Anyone whose life runs through the hospital or university belt, and buyers who want a central South Delhi address at a rate meaningfully below the top colonies and are prepared to inspect the stock carefully.

It suits less well a buyer who wants wide roads and easy parking. That is Vasant Vihar or Dwarka, at very different prices.
