Delhi NCR builder floors: what prices are doing in 2026

Asking prices by locality, where the movement is, and an honest account of what this data can and cannot tell you.

Where these numbers come from, and what they are not

Everything below is built from asking prices on live listings on this platform, not from registered transactions. That distinction matters more than any figure in this report.

Asking prices tell you what sellers believe. Registry data tells you what buyers paid, and the two diverge — typically by three to eight per cent in a normal market, and by more when it turns. Registry data in Delhi NCR is also affected by circle rates, which means the recorded figure is not always the transacted one either.

So read this as a picture of seller expectation across our own inventory. It is genuinely useful for that, and it is not a valuation of your floor.

The pattern across South and West Delhi

The established freehold colonies continue to trade at a clear premium to everything else in the region, and the gap has not narrowed.

What is driving it is not new: freehold title, plots large enough for genuine stilt-plus-four construction, and a resale market deep enough that an exit is realistic. Buyers pay for the certainty as much as for the address.

The spread within a single colony remains wide — inner residential lanes command a marked premium over the roads carrying market traffic, and park-facing plots sit at the top of the range. Anyone quoting one number for a colony is averaging across a spread of thirty per cent or more.

Where the movement actually is

Three things are worth watching this year.

  • Planned sub-city stock, where wide roads and easier parking are pulling buyers who would previously have looked only at the older colonies.
  • Gurugram sectors with completed infrastructure, where builder floors on plotted land are competing directly with mid-market apartments.
  • East Delhi and Ghaziabad, where the metro has done what metros do to a five-kilometre band around a line.

What is not moving much: colonies where redevelopment has already consumed the available floor-area ratio. There is no supply left to add, so the market there is entirely resale.

What actually decides price within a locality

Across our inventory, the same handful of attributes explain most of the variation between two floors on the same street. In descending order of how much they move the rate:

  • Floor level, and whether the top floor holds terrace rights.
  • Road width and whether the plot is corner or park-facing.
  • Covered parking, per slot.
  • Tenure — leasehold trades at a discount to freehold, and power of attorney at a much larger one.
  • Registry status, which is close to a binary: available or a problem.
  • Age and condition.

Those are the same factors the price analysis on each floor's page applies to comparable listings. The weights are published rather than proprietary, because a number you cannot interrogate is not much use.

What we will not tell you

We do not forecast. Nobody who publishes a twelve-month price prediction for Delhi NCR property knows, and the ones who sound most certain are usually selling something.

We also do not publish a locality rate where we hold fewer than a handful of comparable listings. A median built on two floors is noise wearing the costume of data, and the locality pages say so rather than printing a number to fill the space.

What we can tell you is what is currently being asked, how wide the spread is, and which specific attributes are moving it. That is the honest limit of this dataset and we would rather state it than imply more.

Frequently asked questions

Are these registered transaction prices?

No. They are asking prices on live listings. Registered prices are typically lower, and in Delhi NCR they are also affected by circle rates. Treat this as seller expectation rather than transaction evidence.

Can I use this to value my floor?

As a starting point only. The price analysis on an individual floor's page is more useful because it compares like with like — same locality, similar size and configuration — and it reports insufficient data rather than guessing when there are fewer than three comparables.

How often is this updated?

The underlying locality statistics refresh continuously as inventory changes. The commentary is reviewed periodically, and the date it was last reviewed is shown at the top of this page.
